Threshold Sacred Development is a partnership founded on deep value alignment between Mark Elsdon Strategic Consulting and Threshold Development Group. The partnership arose organically while working on multiple church redevelopment projects together. We realized that there is a need for an integrated development services provider capable of helping houses of worship navigate the entire spectrum of the development process.

Threshold Sacred is uniquely positioned, and uniquely committed, to helping houses of worship navigate the development process in mission aligned ways for the benefit of society.

Mark Elsdon

Mark Elsdon lives and works at the intersection of money and meaning as an entrepreneur, nonprofit executive, author, and speaker. He is the author of, We Aren't Broke, about the use of faith-based property and investments for social enterprise and impact investing. Mark’s new book, Gone for Good? Negotiating the Coming Wave of Church Property Transition comes out in January 2024 and is available for pre-order.

Mark is cofounder of RootedGood, which supports catalytic and innovative church leaders working on property development, money and mission alignment, and social enterprise; executive director at Pres House and Pres House Apartments on the University of Wisconsin's Madison campus; principal at Threshold Sacred Development; and past president of the board of directors for Working Capital for Community Needs, an impact investing fund that provides microfinance funding to the working poor in Latin America. 

Mark has a BA in Psychology from the University of California - Berkeley, a Master of Divinity from Princeton Theological Seminary, and an MBA from the University of Wisconsin School of Business. He is an ordained minister in the Presbyterian Church, USA, and lives in Madison, Wisconsin. Mark is an avid cyclist and considers it a good year when he rides more miles on his bike than he drives in his car.

Mark is donating 100% of author proceeds from the sale of his books to nonprofit organizations engaging in creative solutions to address the “wicked” problems he writes about.

Threshold Development Group addresses the challenges of global warming, wealth inequality and social isolation at the structural level by developing passive house certified communities of care, within deeply-embedded equity-sharing partnerships.

Threshold Development Group is a second-generation development company with 40+ years experience developing in Madison, Wisconsin, specializing in urban infill, mixed-use multifamily development. Founder Joe Krupp was instrumental in the revival of the Schenk’s Atwood and Basset neighborhoods.

Joseph D. Krupp is the President of Threshold Development Group. As President, Joe oversees all aspects of the development process from inception to completion.

Tyler is the development lead for Threshold projects. He focuses on Threshold's financial and business operations, site visits and collaborating with our lenders, investors, counsel, government, architects and neighborhood associations.
